		<description>The mortgage 2/28 have been refinanced in the last 15 years of my career, except the last 3 years, why, it is not the lenders in my opinion, if you look back over the years, this is the first time the adjustables came do and the value at the same time nationwide decreased, whereas, the ltv is over 100%.  what are folks to do, bring cash in and pray for the market to increase.

think about, we always refinanced these loans, we had equity!!! your thoughts email me back if you know of anything else, unemployment is higher.  just fyi</description>

After two rates reductions, we are at square one-December &quot;pricing.&quot; We are talking about more risk introduced into the market. One thing to keep in mind is that median sales prices are declining in the markets that could see an increase in the conforming loan limit. The SuntTrust memo uses third quarter median price numbers from NAR. I&#039;ve run them with preliminary fourth quarter numbers and the projected increases are much smaller in several markets that have seen price declines of more than 10 percent since then. The conforming loan limit wouldn&#039;t go up at all in Sacramento. Who knows what they will look like when HUD publishes them.
