The known and unknowns is one of the greatest rumsfeld press lectures. It was delivered awkwardly but it was spot on but it went over the heads of most of the press core.

B, that's interesting and something to think about.

Well, it's definitely going to be the year that seperates the men/women from the boys/girls.

I'm TRYING to optimistic in a realistic way. Things are going to be rough, but I've already heard some good news. Two of my ex co-workers are being called back to my old mortgage company, another former mortgage company I worked for funded $75 million last month (they are diversified in govies), and I'm work on a deal for a small construction loan, with some possible short sales to follow on the real estate side.

I've been in the business for five years, with five years of title experience a while back, so I guess I can say I'm somewhat a veteran.

It should be interesting.

Great post - I would only add one thing:

Buy BELOW current comps. The buyer has the advantage, so don't buy unless the seller is willing to discount for the fact that prices will likely trend lower for the near future.

Think of it as equity insurance, and the seller is paying it.
