Don't absolve the urban planners in this mess. They push for density and allocations of public spaces to the detriment of lot size while pushing house size.

WOW!! Tom, great post, and the comments are wicked awesome. Athol, you rock and Nick, you are so right.

I kept thinking the last 10 years, what IS this? Why can't they build homes for people to start off in. People were sold this "Urban Living" BS in So Cal (Sorry, folks. If you wan't Urban Living, move to the Northeast. Oh, that's right, y'all moved out here to get AWAY from that), which meant Nick's scenario. And Nick, there's plenty of those homes still around, not new, but some of them have really be fixed up nicely or are waiting to be. Prices are dropping.....the American Dream just may stick around for a while......

What happened to the great post-War idea of a 3 bed, 2 bath with a big yard????

Greed, GREED, I tell 'ya!!!! :)

Anthol,

You are totally correct. I am 24 and my wife and I are having a rather difficult time trying to find a decently priced house here in NoVa that is not tooooo far from my office.

For the most part as far as new goes, we have two options:
1. Townhouse/Condo - $500K min
2. McMansion - $650K+ min

I would GLADLY buy a 3 Bed, 2 Bath, 1500 to 2000 sq ft IF I could find it new. Its just super difficult to find around here.

At this point, I am just watching foreclosures and going to buy a foreclosed home. Hopefully within the next 12 months.

Think the buildes have learned their lesson?? (NO)

Right on Athol. Never did understand that. Guess they felt people didn't like backyards anymore.

It's not that built to many homes, but that built too many of the WRONG homes.

You build a 3 Bed, 2 Bath, 1500 sqft home with a yard and I can sell dozens of them.

But noooooo, everything new has to be 4000 sqft 5 bed 4 bath on a postage stamp sized lot....

Its nice of them to accept the smallest amount of responsiblity that they could.

Its called greed. They sold houses to speculators and knew it.

How long did it take before they finally started cutting production? The housing market was several months into a decline before they opened their eyes and slowed production.

They build housing. They should at least understand that housing is a market. And history has always proven that when a market rises farther than normal that an equilivant correction is in store. Just what did they do with all of the hundreds of billions of dollars they were making? Did they consider hiring a qualified economist?

2 years ago all the buzz in Architecture was how the supply for housing was not going to keep up with demand until 2012 or so. "Awww, Eddie, cut it out."

The correct context is Wallace Cleaver talking to his brother Theodore by saying "Gee Beav, ya think?"

The punch line is that the HBs are still building too many houses because like sharks it is swim or die.
