The problems with Countrywide and many Banks ... is one thing only.... They don't know the real number when approving some one.... in other words, they assume base on ratios of income but the real numbers are shown when a full detail report of income and expensives are made in a financial report....

PS... That is one of many reasons why the Rich get Rich and the Poor get Poor... so my final thought is that many Banks don't know who will be next... that is Risky ...

Take Care.... Hernandez Family.

They were awful with my wife and I back in 2005-06. Countrywide bought ou loan from another company which we had no control. All my wife and I wanted was to refinance our loan which had gone from fixed to adjustable. (It would be considered subprime, I suppose). My wife and I went through hell, and the Countrywide guy stated it would be no problem. He said certain things needed to be fixed before they would do the refinance for a fixed rate. That number for a fixed rate lept going up and up. Finally that man disappeared (he was in Houston) and I would not be able to connect with him, and no call back. I finally got a hold of his boss, and this boss said he already told you were denied. I never was!!! I finally hooked up with another place for a refinance with a fixed rate. They never explained anything, kept saying it was in the mail, and never got anything. What a load that they are NOW saying We will work with people to refinance!! They are interested in making money, period!! Those commercials are so phony!! So I wonder if Mike and Mark still work in the Houston CW office. Even Mike got promoted in the process of us struggling with CW loan process. Nasty people!!

CW is simply stating what should have been obvious a long, long time ago -- stated loans are essentially based on fictious income. And fictious income is fictious regarless if you call it prime, alt-a, or sub-prime.

A "prime second mortgage" is something of an oxymoron to begin with.
