		<description>Sold in May 06 (bought Oct 2000) in San Diego. Renting a bigger place in a better nâ??hood. Pretty sure my rent is 50-60% of the mortgage payment for the (very similar) house next door that just sold.   

Wife was skeptical. Colleagues were incredulous when I said we were going to rent for a while â?? like I was going to move the family into some crappy apartment somewhere.  Now it has changed to â??you were so lucky you sold when you didâ?¦â?¦â??. 

Definitely not in love with homeownership (if ever there was a misnomer). Totally  refurbished the last house. Lot of satisfaction but a lot of money spent, and more importantly, time lost. Not in a hurry to repeat it. Enjoying my weekends and evenings and some bloke comes over twice a month to do the yardwork. Sweet. 

Have no desire to buy again unless prices fall to somewhere near comparable rents â?? and there is some upside appreciation -  even then it really doesnâ??t make financial sense to me to put down a chunk of cash, have a serious payment to make each month, add taxes &amp; insurance &amp; maintenance  - to basically rent the property from the bank.

I think the property market nationwide, but especially, San Diego is going to go into a slow tailspin for at least 5-10 years. I am happy to be on the sidelines.</description>
